1. Advise and design the rejuvenation project
- Either before you have purchased the property or after! After finding out your objectives for the property (buy & hold, selling, flipping, adding value through increased rental return and/or asset valuation, improved enjoyment of your own home)
- Design the scope of works with an emphasis on the most cost effective, aesthetic rejuvenation; keeping tenant preferences and low maintenance in mind.
- Provide a written summary report of the project plan and an approximate cost for these works to be carried out
- A flat fee is charged for this service ($250 for interior works to 1-3 bedroom apartments or houses; $550 for internal & external works to an apartment or house OR internal works to apartments or houses with 4+ bedrooms)
2. Source appliances and fittings
- Urban Sensations can source the appliances, bathroom fittings and light fittings for your rejuvenation
- Simply let US know the best quote you have received and we will try to better it!
- A fee is charged for this service. The fee varies according to the number of appliances and fittings that US sources.
3. Manage the entire project
- We provide a turn-key project management service – you provide US with the keys and ensure that the power & water are on – US will do the rest!
- Source all the fittings and fixture supplies defined in the scope. Fittings and fixtures are chosen not only on their price but also on their aesthetic appeal, durability and ease of use and maintenance
- Liaise between our customer, the property owner, and our tradespeople to make the rejuvenation happen speedily
- Manage the project with the use of a detailed work plan that we generate from the project scope, to ensure efficiency and thoroughness
- Our project management prices are divided into 2 components;
- cost of works (you save $$ on the cost of goods, as we negotiate excellent prices with our suppliers) and
- project management fee (this varies with the amount of design work, the size of the property and the components of the job. As a guide, the fee ranges between $3000 and $5000 for internal works to a 2 bedroom apartment.)
