Dec08 Newsletter

03-Sep-2009
December Newsletter Landlords | Investors | Home Owners | Ex Pats

Welcome

Thank you all for your great feedback on our inaugural Newsletter. A second newsletter prior to Christmas was not planned but when we saw the great Christmas graphics from our web designer, we had to issue a Christmas edition.

In this edition, we introduce Superior House Inspections, look at what is driving the Melbourne property market and focus on the often forgotten person contributing to your property returns, your tenant.

Please note that the Urban Sensations office will be closing at midday on 24th December and will be reopening on Thursday 17th January 2008. Emails and mobile phone calls will however be checked and responded to periodically throughout this period.

From all of US at Urban Sensations, have a fantastic Festive Season and may 2008 be filled with all that you desire.

Some Christmas Spirit

Last minute Christmas Idea - Spread the Christmas spirit to your tenant and Property manager

Property Management is a relationship and the person who is caring for your property often is overlooked.

Have you ever thought of saying a big warm thank you to your tenant for looking after your property during the year? They may even stay in your property longer.

So, add your tenants to your Christmas card list and send them a Christmas card (or a present) today and don't forget to send one to your Property Manager as well.

Some Christmas Spirit from US to you - Give Away...

If you want to review your career and/or know what things to look for when changing jobs, then this is a must for you!

I have 2 tickets to give away to the first person(s) who contact me via email. These tickets are normally valued at $195 each. The tickets are your entry to a workshop (various dates in 2008) designed to sharpen your career vision and are designed to help you focus on what finding out what your career values, talents and belief systems are. This workshop is being conducted by Helena Steel of career guru (www.careerguru.com.au).

Merry Christmas to all

Property Update

A recent REIV News Release indicated the reasons behind the Melbourne property market's unprecedented strength and price growth.

Melbourne's population grew by 272,775 persons for the 5 years ending June 2006 to a total 3,744,982. This was higher than any other capital city. The highest rate of population growth occurred in Melton (8.9%), followed by Wyndham (5.5%), Cardinia (4.5%) and Casey (4.1%).

Importantly, for many Urban Sensations clients with inner city property, the second highest growth in population occurred in the City of Melbourne (8.6%).

Over the twelve months to September this year the median price of an inner city house increased by 24.2 per cent to $677,000 compared to only 11.5% for suburbs more than 20 km from the CBD.

The picture is similar for units and apartments. Over the same time the median price of an inner city unit or apartment increased by 18.3 per cent to $420,000 and in the outer suburbs by only 8.3 per cent to $247,000.

Guest Business Section

Superior House inspections do pre purchase inspections on houses at the point of purchase. Colin Legg, the owner of Superior House Inspections has been in the building industry (as a builder) for over 30 years. They offer a comprehensive building report covering about 250 items on a house.

So what do you get when you arrange for a Superior House Inspection? Our main focus is on the structural integrity of the house, but we also look at such things as: leaking showers, smoke detectors, safety switches, water pressure, hot water service, gutters. insulation etc, etc, etc.

A Superior report will help you to make an informed decision as to true condition of the house. It can give you a guide as to your total loan requirements and may influence you with your decision as to whether purchase or not. We also offer a service for vendors who are selling their house. We can provide a report which can be used as part of your marketing. By being upfront, imagine the response from prospective purchasers to see a report along with the section 32. It will help to get unconditional offers because purchasers are already qualified.

We provide a prompt service, especially in the cooling off period. We will get the report to you either by phone, fax, or email the same day of inspection. It makes sense to spend just a few hundred dollars for a cost effective and comprehensive inspection report on an investment which probably represents the single biggest purchase you will make.
