Thank you all for your great feedback on our inaugural Newsletter. A second newsletter prior to Christmas was not planned but when we saw the great Christmas graphics from our web designer, we had to issue a Christmas edition.

In this edition, we introduce Superior House Inspections, look at what is driving the Melbourne property market and focus on the often forgotten person contributing to your property returns, your tenant.

Last minute Christmas Idea - Spread the Christmas spirit to your tenant and Property manager

Property Update

A recent REIV News Release indicated the reasons behind the Melbourne property market's unprecedented strength and price growth.

Melbourne's population grew by 272,775 persons for the 5 years ending June 2006 to a total 3,744,982. This was higher than any other capital city. The highest rate of population growth occurred in Melton (8.9%), followed by Wyndham (5.5%), Cardinia (4.5%) and Casey (4.1%).

Importantly, for many Urban Sensations clients with inner city property, the second highest growth in population occurred in the City of Melbourne (8.6%).

Over the twelve months to September this year the median price of an inner city house increased by 24.2 per cent to $677,000 compared to only 11.5% for suburbs more than 20 km from the CBD.

The picture is similar for units and apartments. Over the same time the median price of an inner city unit or apartment increased by 18.3 per cent to $420,000 and in the outer suburbs by only 8.3 per cent to $247,000.
